is looking for a Property Supervisor
Location: Athens
🖋️You will be reporting to: Asset Manager.
Job Purpose:
Participation and support in the management and exploitation of all Group assets in order to increase their revenues and values.
Responsibilities:
- Participation in the elaboration and recommendation of the strategic planning and development-management plan of the Group's assets
- Tenant sourcing, research, proposal and evaluation
- Evaluating property performance and reviewing property development strategy
- Initial assessment of tenants (financial situation, solvency)
- Active upgrading of the existing property portfolio and corresponding monitoring for new investments
- Propose a plan for property maintenance costs in cooperation with the Technical Department and on-site inspections at regular intervals e.g. monthly or as determined by the leases through ERP rules
- Participation in the development and management of the Unit's professional network (Brokers, Associated Companies, Banks, Funds, etc.)
- Manage and present weekly portfolio monitoring data (e.g. candidate client offers, photos, client contacts, market data, etc. )
- Participation, monitoring & reporting of auction postings or other real estate bidding processes
- Creation and maintenance of a company-by-company file with the required documents for participation in tenders, auctions, etc.
- Representation of Group companies in general meetings of co-owners of buildings or building complexes in which Group properties are located on the basis of specific instructions from the Group's management
- Plans & recommends the maintenance plan per property to the technical department, monitors progress and proposes improvements
- Responsible for the collection of rent and common charges (where applicable) and communication in case of non-payment, as well as, monitoring of rent adjustments, based on the invoicing/collection process in collaboration with the Finance & Administrative Support department
- Participate in the maintenance/ upkeep/ renewal of all necessary documents and certificates of the Group's properties both physically and digitally
- Maintaining an insurance policy file
- Responsible for the presentation of each property
- Keeping a record of the delivery and receipt of keys
- Car management (security, collection, delivery)
- Control of third-party issue of common property
Requirements
- Graduated in Economics, Business Administration, Mechanical Engineering
- Desirable postgraduate degree
- 5 years minimum experience in a similar role
- Excellent knowledge of MS Office
- Excellent knowledge of English language
- Desirable knowledge of Softone (ERP)
- Amateur driver's license
